Home Sales in Türkiye Soar 20% in Q1 2025

According to the latest data from the Turkish Statistical Institute (TÜİK), Türkiye’s housing market showed strong momentum in early 2025, with 335,786 units sold during the January–March period—a 20.1% increase compared to the same period last year.

March 2025 Housing Sales Snapshot:

  • March total home sales: 110,795 units (+5.1% YoY)

  • Top cities:

    • İstanbul: 19,820

    • Ankara: 10,203

    • İzmir: 7,513

  • Lowest sales: Ardahan (28), Bayburt (33), Tunceli (63)

Surge in Mortgage-Backed Sales

  • March 2025 mortgage sales: 18,225 (+41.5% YoY)

  • Share of total sales: 16.4%

  • Q1 mortgage sales: 51,729 units (+87.3% YoY)

  • First-time mortgage sales in Q1: 12,143

First vs. Second-Hand Market

  • First-hand home sales (March): 33,307 (-3.2% YoY)

    • Q1: 99,876 (+13.2%)

  • Second-hand home sales (March): 77,488 (+9.1% YoY)

    • Q1: 235,910 (+23.3%)

Foreign Buyers Pull Back

  • March sales to foreigners: 1,574 units (-11.5%)

    • Share of total: 1.4%

    • Top cities: İstanbul (635), Antalya (496), Mersin (141)

  • Q1 total foreign sales: 4,578 (-19.5% YoY)

Housing Price Index (HPI) Rises in February

  • HPI (Feb 2025): up 2.8% MoM, 31.3% YoY

    • Real-term decrease: 5.6%
