Turkey experienced a 20.6% increase in house sales in 2024 compared to the previous year, reaching a total of 1,478,025 properties sold. The highest sales were recorded in Istanbul (239,213), Ankara (134,046), and Izmir (80,398), while Ardahan (755), Hakkari (958), and Bayburt (999) reported the lowest figures.
December Sees Surge in Sales
In December 2024, 212,637 houses were sold across the country, marking a 53.4% increase compared to the same month in 2023.
Mortgaged House Sales: Sharp December Growth but Annual Decline
- December: Mortgaged house sales surged by 285.3%, totaling 23,277.
- 2024 Overall: Despite the December spike, annual mortgaged sales fell by 10.8% to 158,486, making up 10.7% of total sales.
Of these, 5,980 mortgages in December and 38,062 mortgages throughout 2024 were for first-hand sales.
Other House Sales Show Notable Growth
- December: Other sales increased by 42.9% to 189,360 properties.
- 2024 Overall: Sales under this category rose 25.9%, reaching 1,319,539.
First-Hand Sales Rise Significantly
- December: First-hand house sales grew by 49.5%, amounting to 76,629.
- 2024 Overall: These sales increased by 27.6%, totaling 484,461, representing 32.8% of all sales.
Second-Hand Sales Dominate Market Share
- December: Second-hand house sales climbed by 55.7%, with 136,008 properties changing hands.
- 2024 Overall: These sales rose by 17.4%, totaling 993,564.
Sales to Foreigners Drop Annually, Rebound in December
- 2024 Overall: Sales to foreigners declined by 32.1% to 23,781, constituting 1.6% of total sales.
- Top cities: Istanbul (8,416), Antalya (8,223), and Mersin (2,112).
- December: Sales to foreigners increased by 17.2% to 2,418, accounting for 1.1% of total sales.
Russians Lead Foreign Purchases
In 2024, Russian citizens topped the list with 4,867 houses, followed by Iranians (2,166) and Ukrainians (1,631). December figures showed 438 houses sold to Russians, 239 to Iranians, and 181 to Ukrainians.
