Türkiye’s Home Sales Surge 56.6% in April, Mortgage Deals Triple Year-on-Year

Türkiye’s housing market experienced a dramatic rebound in April, with home sales rising by 56.6% year-on-year to 118,359 units, according to the Turkish Statistical Institute (TÜİK). This strong performance was driven by both domestic demand and a sharp rise in mortgage-backed transactions.

The top three cities with the highest number of sales were:

  • Istanbul: 18,645 homes

  • Ankara: 10,889 homes

  • Izmir: 7,014 homes

On the other end of the spectrum, the fewest sales occurred in:

  • Ardahan: 37 units

  • Tunceli: 75 units

  • Bayburt: 88 units

From January to April, total home sales rose 27.9% year-on-year to 454,145 units.

Mortgage Sales Jump 147% in April

Mortgage-backed home sales reached 17,465 units in April, marking a 147% increase compared to the same month last year. These sales made up 14.8% of all home transactions during the month.

In the first four months of 2025, mortgage sales rose 99.4% year-on-year to 69,194 units, with first-hand mortgage sales accounting for 4,245 units in April and 16,388 units in total for the January–April period.

Non-Mortgage Home Sales and Resale Market Dominate

Other (non-mortgage) home sales totaled 100,894 units in April, up 47.3% year-on-year, making up 85.2% of all sales. Between January and April, other sales climbed 20.1%, reaching 384,951 units.

Second-hand home sales accounted for 70.7% of all transactions, with 83,726 homes sold in April—a 62.6% increase from a year earlier. Cumulative second-hand sales in the first four months reached 319,636 units, up 31.6% year-on-year.

First-Hand Sales Also Rise

First-hand home sales reached 34,633 units in April, increasing 43.8% annually. These accounted for 29.3% of total monthly sales. In the January–April period, first-hand sales rose 19.7% to 134,509 units.

Foreign Buyers: Monthly Rise, Yearly Decline

1,440 homes were sold to foreigners in April, marking a 13.2% increase from the same month last year. These represented 1.2% of total home sales.

Top provinces for foreign buyers were:

  • Istanbul: 529 units

  • Antalya: 497 units

  • Mersin: 117 units

However, for the January–April period, sales to foreigners fell 13.5% year-on-year to 6,018 units.

In April, the most active foreign buyers by nationality were:

  • Russian citizens: 276 units

  • Iranians: 128 units

  • Ukrainians: 120 units
