Türkiye’s Home Sales Jump 17.6% in May as Domestic Demand Surges

Türkiye’s housing market saw a notable rebound in May 2025, with home sales rising by 17.6% year-over-year to 130,025 units, according to data from the Turkish Statistical Institute (TÜİK). This growth reflects increasing domestic demand, even as sales to foreign buyers declined.

Meanwhile, provinces with the lowest sales volumes were Ardahan (48), Bayburt (67), and Gümüşhane (91).
Year-to-Date Sales Up 25.4%
In the January–May 2025 period, total home sales rose 25.4% from the same period in 2024, reaching 584,170 units. The figures show robust activity across both first-hand and second-hand property markets.
Mortgage-Backed Sales Nearly Double
In May alone, mortgaged home sales soared 95.9% year-over-year to 19,412 units, making up 14.9% of total transactions. Over the five-month period, mortgaged sales totaled 88,606 units, marking a 98.7% annual increase.
Of these, 4,674 homes in May and 21,062 homes year-to-date were first-time sales.
Second-Hand Sales Dominate the Market
Second-hand home sales reached 90,479 units in May, reflecting a 20.6% year-over-year increase and accounting for 69.6% of total transactions. From January to May, second-hand sales rose 29.0% to 410,115 units.
Meanwhile, first-hand sales climbed 11.2% in May to 39,546 units, representing 30.4% of the market. Cumulative first-hand sales for the year reached 174,055 units, up 17.7% compared to the previous year.
Foreign Home Sales Decline 14.2%
Foreign buyers purchased 1,771 homes in May, a 14.2% drop from the previous year. Foreigners accounted for just 1.4% of all home sales. The leading provinces for foreign sales were:
