Istanbul Earthquake Triggers Sharp Rise in Home Prices: District-Based Breakdown Revealed

Following the 6.2 magnitude earthquake that struck Istanbul on April 23, the city’s real estate market has experienced significant shifts, particularly in districts closer to the Marmara fault line. According to updated data, per-square-meter housing prices rose sharply in affected areas, while districts along the Black Sea coast, considered safer from seismic activity, saw prices soar to nearly double those on the Marmara side.

Silivri, Küçükçekmece, Avcılar See Strongest Price Surges

In districts where the quake’s impact was most intense, property values saw noticeable increases:

  • Silivri: TL 37,800/m²

  • Avcılar: TL 38,100/m²

  • Beylikdüzü: TL 37,100/m²

  • Esenyurt: TL 26,700/m²

  • Küçükçekmece: TL 43,300/m²

  • Büyükçekmece: TL 45,000/m²

These areas—many of which are located near the Marmara coastline—witnessed heightened seismic awareness, pushing both demand and prices in different directions depending on perceived safety.

Black Sea Coastline Districts Fetch Higher Prices Amid Perceived Safety

In contrast, districts along Istanbul’s Black Sea coastline, which are geographically farther from the Marmara fault zone, showed much higher real estate prices:

  • Çatalca: TL 44,300/m²

  • Arnavutköy: TL 34,100/m²

  • Eyüpsultan: TL 59,000/m²

  • Sarıyer: TL 124,700/m²

  • Beykoz: TL 85,200/m²

  • Şile: TL 74,100/m²

These figures suggest a growing premium on perceived earthquake safety, particularly in northern districts.

Bosphorus and Central Districts Also See Rising Values

Prices also remain high in Bosphorus-adjacent and central districts, known for their premium locations and structural resilience:

  • Beşiktaş: TL 110,800/m²

  • Üsküdar: TL 83,300/m²

  • Bakırköy: TL 94,700/m²

  • Zeytinburnu: TL 60,300/m²

  • Fatih: TL 38,800/m²

These areas continue to attract demand due to infrastructure, location, and access to services, as well as distance from high-risk seismic zones.
